Day of Inspection

What is the cost of a home inspection?

The price of a home inspection will vary greatly, depending on the size of the home, or added services such as a pool or a crawl space.  Generally, home inspections can run from $300 for a small condo to $600+ for larger homes with added services. One thing to keep in mind is that many times a home inspection can pay for itself through the discovery of hidden conditions.  Also, remember that a quality home inspector that goes beyond the required basics isn’t going to be the cheapest one out there!

Should I attend the inspection?

Yes, you’re welcome to come by the inspection any time, but you are strongly encouraged to attend at least the end of the inspection. The inspector will want to sit down with you and go over the findings from the inspection.

How long will the inspection take?

The answer to this depends on several factors, such as size of the house, age and whether or not there are added services ordered such as a pool or crawl space inspection.  On average, an inspection in the DFW area will take about 3-4 hours.

When to Schedule

When should I schedule the inspection?

Unless it’s a new build, the best time to schedule an inspection is right after your offer has been accepted. You’ll have an “option period” during which you’ll have time to get the home inspection completed.  If it’s a new build, schedule the inspection at least a few days to a week before the final walkthrough.
